Southport Apartment Homes is a 244 unit site in Spartanburg County, SC. This will be a garden style, market rate, multi-family product and will be positioned in the market as high end work force housing. The Greenville/Spartanburg metropolitan area is one of the largest MSA's in the state and has experienced rapid growth in recent years. In the past year alone, Spartanburg County has added 4,000 new jobs. For this apartment project, our exit strategy is to build and sell. We expect construction to take 22 months start to finish and will work towards lining up a buyer to close at C.O. Regardless, we will be prepared to start and finish the lease-up process as necessary. Secure Private Fund will raise $3m to participate in the $10m cash required by the lending bank. We will sell at completion of the project or at the time of 80% occupancy.

It's a 10 minute commute to Downtown Waco and an 8 minute commute to Baylor University. Rents have been growing on average 7.8% year over year for the past 5 years. Job growth continues to grow at an average of 6.09%. Average Occupancy: 96% Build cost at approximately $44m and after completion value at approximately $65m. The builder will sell the project at the time of completion.

South Haven Development, our partner in Bellaview Assisted Living, South Haven Farms and the Payson Senior Apartments is seeking our participation in 210 apartments in Payson, UT starting in early June 2021. They have secured other investors and a bank loan on a $43 million build job that already has received a completion appraisal at $64 million. The Fund will raise between $2 million - $3 million in Class C of the Fund. Your interest will accrue at a rate of approximately 12.7% annually. Everything recreational is available at, or near this location, including a large boating lake with jumping rocks, sand dunes that end at the lake and host ATVs and side-by-sides for the dunes or rock crawling, golf at Utah's # 1 course, the best mountain biking in the world is near by and is the site for Red Bull Rampage, Zion's National Park is close by, which is not only incredibly gorgeous but a hiker's dream. The Fund has contracted with the developer to receive 15% on it's money which allows me to pay subscribers 12% annually, more if you let your payments accrue interest each month.

South Haven Farms will purchase 40 acres of land on October 21, 2019 and then spend 12-18 months developing the land into four super pads. Although as many as three of the super pads will be developed by South Haven Development, all parcels will be purchased with new bank loans when the super pads are completed and the Fund will be repaid at this time. Secure Private Fund may participate further with South Haven Development at this point with a new loan for one to three additional projects, but it will come after the repayment of this initial loan. Planned for this area is another Assisted Living Center (like Bellaview Assisted Living, currently being built), senior housing, condos and townhomes. There is a new freeway exit off the I-15 that will lead directly to this location and there is a hospital next door.

Bellaview Assisted Living will be constructed on the border of both a large residential area in Lehi, UT, next to a medical clinic, a few blocks away from a hospital, and extremely close to one of the fastest growing areas in northern Utah called Traverse Mountain with shopping, lodging, and dining for visiting family members. The Fund will participate in the required down-payment needed to receive inexpensive bank funds and the land owner is a partner with the developer and will not be paid for the land, but rather join the developer as a partner in the assisted living center. This starts the Fund out in a great equity position. There will be 73 rooms with an operating staff chosen to take care of those that live at Bellaview, a cafeteria, theater, etc., etc. The developer, Southhaven Development, has completed three similar projects in the county within the past few years. The expected time to repay SPF is within 2 years.

The St. George, Utah and Washington County areas are one of the fastest growing in the nation for population growth, expected to continue at an unprecedented 3.1% growth rate annually. Washington county is actually projected to see even higher rates of growth through in-migration, a function of the area's natural attractiveness to retirees and professionals drawn in by the natural surroundings and 300-plus days of sunshine. Plans for this land started in 2006-2007. The land was purchased for $55K per acre. The initial plans were approved through the city. Then in 2008 the land was foreclosed on due to the down turn in the Real Estate market. We are can now purchase the land for under $50K per acre. The investment money will be used to purchase the raw land, approve a site plan and sell papered or improved lots to interested builders to build multi-unit and single family homes. When the land is papered it should be worth over $200K per acre.

The Retreat At Sand Hollow Resort offers 4 and 5 bedroom homes built as overnight rental properties in the rapidly expanding area near St. George, UT. Enhanced Home Builders have been involved in the area for eight years building single family homes for purchase and for rent. Overnight rentals are hard to find in this area and zoning for the same is difficult to come by so close to a State park. The loans to Enhanced Home Builders will be fairly short term loans for acquisition of land and then the Fund will be repaid with construction financing a few months into each property. Money has been raised already to cover the initial acquisition and construction start-up on two homes. Additional money will be raised as needed.

Peyton Crossing is an in-fill project located on the southwest corner of Orem, Utah. This area is already experiencing tremendous growth and now has the new 5A Provo high school less then 2 miles away. An increased demand for first time home buyers is fueling this market and has created a massive demand for residential properties. Current property use: To date, the land has been used for farming exclusively. This project is unique for several reasons: -a conservation easement directly to the east of the project will ensure a large piece of open space where new building will not be permitted. - the lay-out of this subdivision allows for 18 lots on a cul-de-sac. This creates an exclusive private feel without the expense normally associated with private sub-divisions. -this is the last in-fill piece on this road east of Geneva road, with good soil tests and no ground water issues.

Skyridge Corner Lots - Project Overview and Opportunity Description: Millhaven Development in conjunction with Millhaven Homes has negotiated the acquisition of 10 residential lots. The Acquisition agreement was executed several months prior to the lots being fully developed. The time in between the contract and development allowed Millhaven to Market the project before having to close on the purchase of any of the lots. Millhaven has already been able to put under contract (pre-sell) all of the lots to individual homeowners that will be building homes on these lots. We are anticipating closing 4 lots in the first 30 days and all 10 will be closed within 120 days. All lots have been presold and are primed to close in the first 90 days. We are prepared with back up reservations in the case that anyone falls out of contract. Millhaven Development has partnered with Secure Private Fund to supply to Millhaven Development the $400,000 cash required to secure $1.25m commercial bank loan.
